3. Complete our Online Booking Form and pay your deposit of £200 per week

    • If booking eight weeks or less, before commencement of holiday, then please enclose the full rental.

Your reservation will be confirmed on receipt of your deposit and booking form. Booking confirmation will state balance due, and date payable which must
be no later than six weeks prior to your holiday start date. No further reminders will be sent.

Booking Conditions

1 Definitions
(a) The Company R.G. Hoe & D.E. Hoe.
(b) The Client means, in addition to the person completing the booking form, all other persons on whose behalf he/she is completing the same and he/she warrants that he/she has their authority to sign on their behalf.

2 Booking
All bookings are subject to availability, and can only be accepted by persons over 18 years of age. The booking is a contract between the client and the company, and will not be valid until the signed official booking form, accompanied by the specified deposit/full rental (see clause 3) have been received by the
Company. A confirmation letter will then be sent to the client stating the balance and it’s due date, no further reminder will be sent.

3 Method of Payment
(a) A deposit of £200 per week must be sent with the signed booking form.
(b) The balance will be due no later than 6 weeks before commencement of holiday.
(c) If less than 8 weeks to commencement of holiday the full amount must be paid.
(d) In the event of non-payment on the due date, the Company reserves the right to cancel the holiday and the booking deposit is forfeited.
(e) The Company cannot accept credit/debit card payments.

4 Oversees payment
Payments from outside the UK must be made by cheque or bank draft in pounds sterling.

5 Arrival and Departure Times
Weekly stays or longer will always start and end on Saturdays. Sunday/School Cottage will be ready for you after 3.00pm on day of arrival. Please do not arrive early as time is needed to service the cottages between lets.
Each cottage has a key safe on the wall next to the entrance door. The key code will be sent to you on receipt of your balance.
On day of departure, please vacate the cottages by 10am.

6 Cancellation by the Client
(a) Any cancellation of the booking by the Client must be in writing and signed, by the person who signed the booking form. Cancellation will apply from the date of receipt of the cancellation and will involve the following cancellation charges:
More than eight weeks prior to the commencement date - forfeit of booking deposit
  • 56-42 days before commencement - 60% of holiday cost
  • 41-28 days before commencement - 80% of holiday cost
  • 27-1 day(s) before commencement - 100% of holiday cost
  • 7 Liability of the Company
(a) The Company accepts liability for any loss or damage sustained by the Client as a result of the Company’s negligence or that of its employees.
The Company does not, however, accept any liability for the acts or 
omissions, whether negligent or otherwise, of any person or company unless such person or company is employed by the Company.
(b) The Company reserves the right, in addition to its right in paragraph 3(b), to cancel the booking at any time or for any reason before the balance of the cost of the holiday has been paid (six weeks before commencement of holiday). After the balance of the cost of the holiday has been paid the Company reserves
the right to cancel the booking as a result of circumstances amounting to force majeure. In the event of cancellation under this paragraph, the Company shall be under no liability to the persons affected save only to refund all monies paid by or in respect of such persons.

7 Exclusion of Liability
The Company shall be under no liability whatsoever to the Client for any loss or damage to any luggage, jewellery, personal effects or other property of the Client or for any loss, delay or inconvenience or any fatal or other injury or illness suffered by the Client and shall not be liable for any consequential damage or loss caused by breach of the Company of its contractual duty to exercise diligence in making arrangements for the Client.

8 Breakages and Damages
(a) The inventory provided should be checked on arrival and departure. The proprietor reserves the right to make a claim for damages to the building, breakages or loss of any of the contents and the value of any such claim must be paid for by the tenant. The Proprietor reserves the right of access for the purpose of checking the building and contents before departure. Outgoing Tenants are asked to leave the premises in a clean and tidy condition.
(b) The agents will then not be liable for any act, neglect or default on the part of the owner or any other person, nor for any accident, damage, loss or injury, expenses or inconvenience to any person or thing brought on to the property, nor for personal injury or loss of life.
(c) Electric and other failures must be reported immediately to the Agents and Tenants must not attempt to effect repairs themselves.

9 Public Services
The Company cannot be held responsible for failure of public services (eg. water and electricity) and disturbance which is beyond the control of the Company. The Company will make every endeavour in so far as it is able to ensure that failure or disturbance is corrected as quickly as possible.

10 Extra Persons in the House
The number of people stipulated in the brochure must not be exceeded unless approval is obtained.

11 Children
We do not accept children under eight years of age in Sunday or School Cottage.

12 Pets
We do not accept pets at Sunday or School Cottage.

13 Sunday/School Cottage are NON-SMOKING houses

Essential Information

Essential Information
 Please take time to read this information, when preparing for your holiday.

Basic supplies
Apart from finding a well-equipped and comfortable cottage ready & waiting for your arrival, you will find a few basic starter supplies:-
These will include a welcome tray with sachet’s of tea, coffee, sugar and individual biscuit packs, plus a pint of milk in the fridge.
A single toilet roll and liquid soap in each toilet facility, two dishwasher tablets, washing up liquid and two black bin liners.
 You will be required to provide all other supplies for your stay.
If you wish to organise a supermarket delivery the postcode is PL28 8AZ, please ensure you are at the cottage to take delivery.

Linen
 The following linen is all inclusive.
Pillowcases, fitted sheets, duvet covers, one bath and one hand towel per person, bath mat, two tea towels and an oven glove.
You will find extra blankets in the cottages.
We do not provide towels for beach use; please do not take the cottage towels to the beach.
 A radio alarm is provided in each cottage, and hairdryers in each bedroom.
 
School Cottage
 Logs & kindling are supplied for the wood burner and are all inclusive.

General
The cottages are Grade 11 listed and date back over 200yrs. They are full of charm & character and have been
renovated & refurbished to a high standard, we hope you enjoy the results.
 For these reasons, we ask you not to move the furniture, as this can cause damage.
 Please leave the property as you found it!
Fireworks, naked flames & candles are not permitted at any time due to the significant fire risk.

Arrival
Your Cottage will be ready for you after 3pm on your day of arrival – please do not arrive before 3pm as time is needed to service your cottage following the previous departure.
There is o ff road parking for one car per cottage – as you drive in, parking for School Cottage is to the left, and Sunday Cottage to the right. For additional cars, further parking can be found around the town & local car parks.
Both cottages have key safes, for which the code will be supplied on receipt of your balance. Please scramble the numbers and slide down the cover whenever you leave the cottage, ensuring security.

Sunday Cottage - Access
• The front door is 80cm wide with one step up 26cm high
• Five steps up to the 1st level with master bedroom
• Staircase up to 2nd level with twin room and bathroom
• Bathroom has bath and separate shower cubicle

School Cottage - Access
• Through the gate in the wall (90cm wide)
• Wide pathway of slate slabs leading to foot of steps to main entrance
• Five steps (each step 18cm high) up to main door (97cm wide)
• Inside, five steps lead up to 1st level with sitting room, and spacious cloakroom with step over entrance
• Staircase up to 2nd level with 2 bedrooms and family bathroom
• Bathroom has bath and separate shower room
• Each bedroom has ample wardrobe space
